American Patrol LLC patrols homeowners associations and planned communities across Snohomish County and north King County, from Mill Creek and Lake Stevens to Everett, Marysville and Bothell. Randomized marked patrols, after-hours amenity checks and parking rule documentation, and every visit lands in a portal your board can open any time.
Most HOA security problems happen at night, in places no neighbor is watching: the mailboxes, the clubhouse, the overflow lot. A visible patrol at unpredictable times stops most of it. A documented record handles the rest.
Overnight checks of driveways, guest parking and common lots. Marked vehicles at random times are the deterrent prowlers avoid.
Cluster mailbox and porch-area checks, with photos of any tampering so the board and the post office have a record.
Pool, clubhouse, gym, sport courts and playgrounds checked and closed on schedule. Trespassers asked to leave and logged.
RVs, boats, commercial vehicles and overnight guest parking in common areas documented with plates, photos and time.
Gate arms, keypads, entry lighting and signage checked each visit, and problems photographed for maintenance.
Exterior checks on homes the board flags as vacant or on vacation watch: doors, windows, garage, signs of entry.
Common areas, trails and dumpster enclosures checked, with photo evidence for clean-up and for the responsible party.
Officers make contact, ask non-residents to leave and contact law enforcement when needed. Every contact is logged.
The question every HOA board asks about security is the same: did they actually come? With American Patrol you never have to ask. Every visit is recorded while it happens and is visible right away.
Every patrol visit carries the exact arrival time, GPS location and officer ID. No paperwork written up at the end of a shift.
Violations, damage, open gates and suspicious activity are photographed on the spot, so a violation notice or an insurance claim has evidence attached.
Pull up any night, any incident and any parking violation yourself, and bring the record to the next board meeting instead of a recollection.
Most HOA parking fights come down to proof. Our officers document vehicles in common areas against the rules your association has adopted: the plate, photos, the time and how long it has been there. That record supports a courtesy notice, a fine under your governing documents, or a tow.
In Washington, a tow company cannot decide on its own which vehicles to impound. The written authorization has to come from the property owner or the owner's agent (RCW 46.55.080). So the board or community manager makes the call, and our documentation shows why. Public streets inside or next to the community are enforced by the city or county, not the HOA. This is general information, not legal advice. Check your CC&Rs and governing documents.
Most HOAs do not need an officer posted all night. Scheduled and randomized patrols, overnight, during the day or both, give the community a visible presence for a fraction of the cost. You choose how many visits per night and what the officer checks each time. If the community has an active, ongoing problem, we will tell you plainly when an on-site officer makes more sense.
Based in Everett, with patrol routes running day and night across Snohomish County and north King County.
Send us the community and the hours that worry you. We will price it and show your board exactly what the reports will look like.
