American Patrol LLC enforces parking rules on private property across Everett and Snohomish County: apartment complexes, HOAs, retail plazas, office parks and commercial lots. Our officers check your lot, put a violation notice on vehicles that break your rules, and log every violation with time-stamped photos you can see in your client portal. When the same car keeps coming back, you have the record you need to tow.
Most parking problems are the same few cars, night after night. A visible patrol and a notice on the windshield stop most of them. A clean record handles the rest.
Marked patrol vehicles check your parking at the hours you choose, overnight or around the clock, at random times so violators cannot plan around us.
Vehicles breaking your rules get our parking violation notice on the windshield, marked 1st, 2nd or 3rd violation. Every notice is photographed and logged with the time and location.
The notice warns that a 3rd violation means a tow without notice. When you make that call, the record shows the vehicle, the spot, the times and every earlier notice.
We enforce the parking rules your property has set, in your lot, garage and common areas. Not city streets.
Vehicles without a valid permit or parked overnight where your rules say they cannot be.
Cars sitting in a resident's assigned stall or a reserved spot that is not theirs, for one night or three weeks.
Guest and visitor spots used as long-term parking, checked against the limits you set.
Fire lanes, loading zones, dumpster pads and gates kept clear, with photos of anything blocking them.
Vehicles that have not moved, have flat tires or expired tabs, documented over time so the history is clear.
Oversized and commercial vehicles in lots and common areas where your rules do not allow them.
When a resident disputes a notice or a tow, the question is always the same: can you show it? With American Patrol you can.
Every violation is photographed on the spot: the vehicle, the plate, where it is parked and the notice on the windshield.
Each patrol check carries the exact time, GPS location and officer ID, written while it happens, not at the end of a shift.
Pull up any night and any vehicle yourself, and attach the record to a lease violation, an HOA notice or a tow authorization.
Commercial lots are different from apartments. Under RCW 46.55.070(1), the posting requirements and the 24-hour wait apply to nonresidential private property and public parking facilities, like retail plazas and office lots. Under RCW 46.55.070(2), residential property is exempt from the posting requirements, and a vehicle can be impounded once the person in charge of the property gives written authorization.
The tow company cannot pick the cars. Under RCW 46.55.080, a tow operator may not act as the property owner's agent in signing an impound authorization and may not independently pick a vehicle to impound. The decision is yours, and whoever authorizes the tow may be liable for the vehicle owner's costs if it is later found to break chapter 46.55. That is why a record made at the time, with photos, matters.
General information about Washington law, not legal advice. Mixed-use properties can be treated differently, and your management company or attorney should set your written parking policy.
Apartment complexes with assigned stalls and guest limits. HOAs with RV, boat and overnight rules in common areas. Retail plazas and office parks with after-hours and no-overnight rules. Many properties add parking enforcement to a regular mobile patrol, so the same visit checks the lot and the buildings. See also apartment security and HOA security.
